Ипотечный кризис в Канаде давит на рынок недвижимости

Согласно данным Canadian Real Estate Association (CREA), цены на недвижимость в Канаде в июле рухнули к минимальным значениям последних 10 лет. К примеру, в Торонто – самом крупном канадском городе – стоимость новых домов упала на 4,7%. Ситуация на рынке вторичного жилья аналогична: цены на дома снизились на 2,1% в месячном исчислении. 

Объем продаж новостроек и вторичного жилья в июне также снизился (на 2,1% в сравнении с майскими показателями и на 15% в сравнении с максимальными значениями марта текущего года). 

Эксперты полагают, что столь стремительное падение рынка недвижимости произошло в результате ипотечного кризиса в стране, а именно – из-за краха самого крупного в Канаде небанковского ипотечного кредитора Home Capital Group. Столкнувшись с оттоком почти 70% депозитов, компания была вынуждена открыть кредитную линию на 2 млрд канадских долларов, чтобы обеспечить ликвидность. В результате акции кредитора упали почти на 10%. Вслед за этим последовали аналогичные ситуации с рядом других небанковских ипотечных кредиторов.
